OUR MANAGEMENT OBJECTIVE

Our goal and objective is to save you time and money. We work with the Owner closely as a team to achieve the greatest outcome. We are a tenant friendly organization that treats each individual with respect and dignity. We want to achieve a pleasurable rental experience for tenants which will ultimately provide fewer turnovers and improves your cash flow. We want to make owning rental properties profitable and EASY! LEASING SERVICES

Evaluation:
We always meet you at the property for evaluation if it is possible. During this meeting we can assess the current condition of your property. We will suggest any maintenance issues at this time that may hinder a quick turnaround. You may then do the work yourself or we can provide estimates and have part or all of the work done for you.

We will also evaluate the current market rents and help you decide what rent and deposit to charge. Our experience as successful property managers and owner/investors gives us a keen edge on up to date knowledge of the rental and housing market. Our valuable experience will limit your vacancy loss and attract a qualified tenant.

Marketing:
Your property will be immediately placed on our vacancy list and posted on the internet. We will also place a sign on your property without delay. Your property information will be available for viewing 24 hours/day via the internet. Inquiries from prospects can be made any time of day for the prospective tenant’s convenience.

We can more effectively market your properties and fill vacancies sooner. Our system allows us to quickly and seamlessly advertise vacancies online, including sites like Craigslist.org. See attached example of a Craigslist vacancy posting.

Showing appointments will be scheduled when the prospective tenant is available to be on site. We offer weekend tours to maximize your property’s exposure. Prospective tenants can schedule a tour via our website or by phone. We have a dedicated line solely for prospective tenants. Your property will be shown as demand dictates. This system has proven to be successful simply because we accommodate our tenants busy schedule.

Our applications are handed out during showing appointments to all interested prospects. Prospects can also obtain applications 24-hours a day at our office or on our website. This program has makes it easy to apply and has increased the numbers of applications we receive on your property as well as speed up the process for the applicants.

Screening:
All applications will be carefully screened for credit, rental and ownership history and references. We also screen for income and any criminal background. Zenith Properties NW’s management staff view tenant selection as one of our most important management functions. You benefit from tenants who have been carefully screened through a major credit bureau as well as through ownership records. Each tenant must complete our detailed application and meet minimum income requirements, rental or ownership history requirements, and minimum credit requirements. Unlike many other companies we screen for the best qualified NOT first come first served.

ACCOUNTING SERVICES

Accounting System:
We use a state of the art property management software system Appfolio, which will provide detailed reliable reports on a regular basis. Our computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance. We keep track of all tenants payments to insure that you receive what your are entitled to. Reports are sent on a scheduled date. Your proceeds can be sent to you or your bank. We can pay any or all of your bills, utility payments, mortgages, insurance, and taxes. Let us know what you need and we can tailor our program to fit you.

When your tenant vacates, we will provide all required accounting of the tenant's security deposit. All appropriate charges will be assessed and any remaining amounts owed will be reported or pursued.

More About Our Accounting System…

We are always looking for ways to improve our business so we can provide you with the best service and manage your properties efficiently and effectively. We have recently invested in a new property management software called AppFolio Property Manager (www.appfolio.com) and wanted to share just a few of the benefits that we will be able to pass on to you:

• We can respond faster and provide better service to both owners and tenants. AppFolio is web-based so we can securely login and access information about all properties at any time and from anywhere.

• Owner statements can be delivered to your email inbox, saving time and paper too. The statements are very simple (see attached) and provide you with a quick snapshot of your property details for the past month.

• You will be paid faster and more securely. We are able to use the ACH functionality to deposit funds directly into your bank account.

Security is a Priority:
We have a state of the art datacenter manned 24X7X365. All sensitive data is encrypted. The redundant infrastructure ensures high availability.

We have very a very strict company policy regarding personal information. No personal information is left open for viewing as the Federal Law dictates. We utilize a commercial shredding company to insure adequate disposal of sensitive material.

MAINTENANCE SERVICES

On Staff Maintenance:
We have an experienced on staff maintenance team that will save you time and money. We carefully inspect your property regularly. If there is anything they cannot handle we do not mark up vendor invoices. We have a preventative maintenance program.

DIGITAL DOCUMENTATION

As a leader in our field we have taken the step to provide all of our property managers and maintenance technicians with digital cameras.

Not only do we photograph our vacancies, we also photograph all properties just prior to a new tenant moving in. This gives us proof of condition as each tenant takes possession.

During our annual inspection of your property, we again take digital photographs of the interior and exterior. In addition to the photographs, we complete a detailed report and send it to you for review. At this time we also look for any deferred maintenance issues.

Digital documentation has proven to be an excellent tool to insure that your property is protected. If damage does occur, we can prove that charges to the security deposit are valid. This program also allows you to "see" your property without actually being there.
