Pet Policy

 

Pet Guidelines

1. The Pet Policy for each property shall be subject to the approval of Zenith Properties NW in collaboration with each individual property owner.  The Rules of the governing HOA may also apply. 

2. The Pets allowed may be limited as to the size and type of pet.  There are also limitations on breeds.  There are absolutely no known vicious breeds allowed or mixed breeds with any known vicious breeds. 

3. Residents may have a maximum of 3 pets per home upon managements approval. These may be dogs, cats, or a combination of both. A pet interview must take place before any pet is accepted. The pet owner must provide a picture, and certification of current shots prior to move-in.

4. Dogs must be kept on a leash AT ALL TIMES when outside the home. Pet owners are responsible for picking up after their pet EVERYTIME. No exceptions.

5. Excessive barking and any other such noises will be considered a nuisance violation.

6. Fees/Deposits are as follows (per pet):

Additional Refundable Security Deposit Will Apply:  $250.00 (per pet) for homes renting for less than $1500.00/mo & $500.00 (per pet) for homes renting for more than $1500.00/mo

A One Time Pet Fee of $195.00 (per pet) due upon lease signing 
 

7. Resident shall be responsible for any and all damages caused by the pet. If any items cannot be satisfactorily cleaned or repaired, resident must pay for complete replacement. Residents shall be strictly liable for the entire amount of any injury to the person or property of others, caused by such pet; and resident shall indemnify owner/lesser for all costs of litigation and attorney’s fees resulting from same. Any violation of Pet Policy shall result in a Notice and a Notice Fee, or possible termination of Tenancy per the terms of the Rental Agreement.

8. Pet Policy's are Guidelines are subject to change by Zenith Properties NW management.
